Regardless of whether the market favors sellers or not, it’s in your best interest as a seller to give your home the most perceived value to buyers; A higher perceived value can lead to you receiving more interested buyers, higher offers, and even a faster sale. But you don’t have to spend an arm and a leg to improve your home’s perceived value. Here are some cheap and effective tactics to make your house standout from the rest:
Light Scented candles by the entrance hallway
Lighting scented candles and placing them in a spot where you’ll notice them just as you enter the house is a popular tactic used by many clever RealtorsĀ®. If you are leaving your home vacant while buyers will be viewing the property, you can substitute the lit scented candles with some Plug-in scented oils, for obvious safety reasons of leaving unattended lit candles in your home. This tactic will immediately impact the buyer’s view of the property as the first thing they will experience is a pleasant smell when entering the home. This will leave the buyer feeling like the house is more “homey”, and will leave a lasting memory.
Remove all personal items and clutter items
If you’re familiar with home-staging, you’ll notice one thing they always do is remove the personal items. Family portraits, refrigerator magnets, bathroom rubber duckies, etc. all need to go. The idea is to remove your personality from the house as much as possible, so when a buyer comes in, they see the house as a home, and not someone else’s home. Make your house like a beautiful empty nest waiting to be filled and your buyers will have an easier time envisioning themselves living there, leading to a higher chance of them putting in an offer.
Take pictures using a wide lens/panoramic camera
One of the best tactics to bring buyers in is to take great pictures of the house. Don’t assume average photos that “give you an idea” of what the house looks like is sufficient! You want amazing photos that will blow away anyone who even takes a look at them. The easiest way to accomplish this, is to take photos with a wide lens/panoramic camera. Wide lens/panoramic photos can completely transform the look of a house, allowing potential buyers to get the entire view of rooms, kitchens, bathrooms, etc. If you don’t have a wide lens/panoramic camera and don’t want to spend a lot of money, simply hire an amateur photography student from a local college. And finally, I really shouldn’t have to say this, but I see it far too often: clean up the house before you take the pictures! Which brings me to my next point…
Show the home only while it’s impeccably clean
When you combine the scented candles with an amazingly clean home, you will really impress your buyers. Not only will this give them the impression that the house is well taken of, but it will also give them them the impression that the house is more desirable.
With all these tactics combined, your buyers will be less likely to be worried about the condition of the property, and will be more likely to get into a heated bidding war if another buyer steps in because they’ll feel like they’ve found a diamond in the rough.
